Welcome to Lakeview Paradise!

We're so pleased to host you and hope that you and your group enjoy all that our property has to offer. We ask that a few simple rules be followed to ensure an exceptional and memorable experience. As such, we've outlined our House Rules and Rental Conditions below. Cancellation Policy

  • Guests can cancel until 14 days before check-in for a full refund. If cancelled within 14 days from booking, they will be subject to a 50% refund. Within 7 days there is no refund.
  • If Guests cancel during their stay, shortening their original booking, they will be subject to pay for each night, plus one additional night. Plus any other cleaning fees.

House Rules

  • Noise levels must be kept strictly under moderate levels. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking, etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10 PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all times.
  • Neighborhood quiet hours are strictly enforced from 8 PM-8 AM.
  • No smoking allowed.
  • Dogs and cats are the only pets allowed. A $100/pet is charged per stay.
  • Street parking is strictly prohibited. Do not exceed the maximum of 5 allowable vehicles. All vehicles must be parked on the driveway. Do NOT park up by the hot tub/fire pit. There is a drain field and the weight of a vehicle could damage the drain field.
  • Parties/events, lack of decorum, and disruptive noise will not be tolerated.
  • If the neighbors are disturbed, Bristol Investments LLC reserves the right to ask the tenant to vacate the premises with no refund.
  • No alcohol may be consumed in the hot tub and no glass containers may be used near the hot tub.
  • Tenant must maintain all property and furnishings in good order.
  • Tenant may only use appliances for their intended use.
  • Guests, other than those in the party provided, may not stay overnight in the property.
  • All guests are the sole responsibility of the renter.
  • Guests are not allowed to exceed the agreed-upon occupancy limit.
  • Guests may not send packages to the house they are renting.
  • Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home.
  • All trash must be taken out and placed in the onsite bins. Keep recyclables separate from trash – check the marked bins for instructions.
  • Maximum occupancy is enforced. Please get approval from Ethan if you have more than 8 guests.

  5. This is a family-friendly and peaceful area. Quiet hours are observed from 10 PM – 8 AM.

  7. This property is monitored by caring neighbors who ensure a peaceful experience for all. Please treat the home and surroundings with respect.
  8. Keep noise levels to a respectful minimum. Quiet hours: 8 PM- 8 AM.
  9. Street parking is prohibited. Park on the driveway, garage, or designated spots.
  10. No parties/events, disruptive noise, or lack of decorum.
  11. Disturbing neighbors may lead to eviction without a refund.
  12. No alcohol or glass containers in hot tub.
  13. Maintain property and furnishings.
  14. Use appliances only for the intended purpose.
  15. Overnight guests are restricted to agreed party members.
  16. All guests are the renter's responsibility.
  17. The occupancy limit must not be exceeded.
  18. Report damage during house walkthrough.
  19. Dispose of trash in the outdoor garbage cans. Separate recyclables.
  20. No hot tub use between 12 AM-6 AM.
  21. Maximum occupancy is always enforced, unless approved by Ethan.

Check-In / Check-Out

Check-in time is 3:00 PM. Early check-in may be available upon request. Please ask your Customer Experience team for the cost as it varies per property. Check-out time is 11:00 AM. Late check-out may be available upon request, so please ask your Customer Experience team for cost and availability.

Please note that these times are strictly enforced and that arriving before 3 pm or checking out after 11 am without prior approval is against our policies. Failure to abide by the requested check-in and check-out times will result in a $50 fine for every 30-minute violation before or after the times provided.

Primary Guest Charges

The Primary Guest may be required to pay for incidental charges and other fees incurred during your stay. The name of the primary guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to: extra cleaning fees, unauthorized pool heat, or unauthorized pets, are discovered during or within a reasonable amount of time after your stay, the primary guest will be charged for said amounts. No charges will be processed without prior written notice.

Repairs and Maintenance

We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment, or pools/spas. Please report any inoperative equipment to our office promptly. Bristol Investments LLC will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by a Bristol Investments LLC property associate, a maintenance service professional will be dispatched.

NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE Bristol Investments LLC WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Bristol Investments LLC will always look for alternative solutions to ensure and prioritize guest comfort.

Cancellations & Refunds

If the occupant cancels or otherwise terminates this Agreement at least 60 calendar days prior to the check-in date, guests may receive their balance, less a 20% processing fee. Bristol Investments LLC reserves the right to change reservation accommodations or refund the full balance should a specific property become unavailable due to circumstances beyond its control. All reservations are non-cancellable within 60 days of the scheduled check-in date.

Utility Agreement (Month or Longer Reservations)

For vacation rental stays for one month or longer, you acknowledge and accept that you will pay for ALL utilities (Gas & Electric) during your stay. The total utilities will be deducted from the Security Deposit and billed thereafter. Security Deposits will be refunded within 45 days after departure for one month or longer reservations. A $45 utility processing fee will be applied to the reservation which covers the administrative hours required to prorate your utility usage.

No Smoking Policy

All properties are non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors.

Good Neighbor Policy

You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy". You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $1,000 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations.

Possible violations include, but are not limited to, limiting sound amplification outdoors, over-occupying parking areas, over-occupying the rental property, hot tub use after designated hours, failing to properly store trash, and failing to follow your agreement with the Management Company. Quiet hours are strictly enforced between 10:00 PM-8:00 AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this property.

Property Inspection

An inspection of the vacation rental property will take place 24 hours in advance of your arrival. If there are any concerns with the property, please notify Management immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house's neighborhood rules or city ordinance.

Occupancy Limits

Our rental rates are based upon a maximum of two persons per bedroom plus 4. Children are counted in total occupancy unless they are under the age of 5 years old. Guests who violate the occupancy limits (i.e., having more than two persons per bedroom) are in serious violation and breach of these Terms & Conditions, and Bristol Investments LLC reserves the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or occupancy limits.

Obligation to Follow Rules + Surveillance

Each property may be monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that the rules of the community are respected. Guest acknowledges that this Property may be under 24-hour exterior surveillance and security monitoring and patrols. Properties may include noise alert monitoring systems in order to ensure that neighborhood noise levels are respected.

No Event/Party Policy

Unless otherwise authorized in writing by Bristol Investments LLC, no gatherings, loud celebrations, parties or other private events (collectively "events") are to be held at the vacation rental property during your occupancy. Holding an event without receiving prior approval, permit or permission from Bristol Investments LLC is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Bristol Investments LLC may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may occupy the property during the reservation periods.

No Replacement Property Guarantee

While every reasonable attempt will be made to accommodate you, if the vacation rental property selected by you does not meet your approval, Bristol Investments LLC cannot guarantee that another vacation property will be made available to move you once you have reserved a specific vacation rental property.

No Hold Over Policy

Bristol Investments LLC attempts to ensure that all of our properties are fully booked and reserved for the owners of the vacation rental properties. Unfortunately, we cannot permit you to remain on the vacation rental property beyond the date and time of checkout that you have previously agreed to during your reservation and confirmed by email unless you have made a prior written agreement. If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the vacation rental property by Bristol Investments LLC, its representatives, and/or law enforcement. You further consent to permit Bristol Investments LLC to remove your personal belongings to a location of the Manager's choice, where you may retrieve them.

Vacation Rental (Not a Lease)

This is a vacation rental agreement for a temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.

Liability and Obligation to Follow Rules

By agreeing below, you understand that Bristol Investments LLC is only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless Bristol Investments LLC and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.

Host Cancellation of Reservation

If the property which is the subject of this agreement becomes unavailable for any reason, a suitable substitute property shall be found, or all monies returned in full to the guest, with no further liability opposed upon Management or the property owner. Bristol Investments LLC will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.

Property Unavailable Disclosure

If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Bristol Investments LLC has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of the reservation. If the reservation is canceled pursuant to this section, Bristol Investments LLC will return all monies deposited to the guest.

Miscellaneous

Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between your Bristol Investments LLC or the Property Owner and you be held to be invalid, illegal, or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal, or unenforceable provision will be replaced with a valid, legal, and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.

Guest Acknowledgment

ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules, and city laws and ordinances.

Pet Policy

At Lakeview Paradise we understand that pets are part of the family. We're delighted to welcome your furry friend into our space. Please review the following guidelines and information before booking.

Fees:

We charge a nominal fee of $100 per pet (dog or cat only) to accommodate your furry companion.

Accepted Pets:

We allow a maximum of four (4) pets per reservation.

Pet Rules:

  • Dogs must be house-trained and well-behaved.
  • Pets should be up to date with vaccinations and flea treatments.
  • Please ensure your pet's behavior doesn't disturb neighbors or cause damage to the property.
  • We request that pets are not left unattended in the accommodation unless crated and only for short periods.
  • Any excessive pet hair or damages caused by pets will incur additional cleaning or repair charges.

Additional Notes:

  • Please inform us in advance if you plan to bring a pet.
  • Guests are responsible for any injury or damage caused by their pets during their stay.
  • We appreciate your cooperation in maintaining a clean and pet-friendly environment for all guests.

By booking with us, you agree to comply with our pet policy. We aim to ensure a pleasant stay for all guests, including our furry visitors.

Snow Shedding & Roof Ice Disclaimer

Snow and Ice Hazard Acknowledgment

Guest acknowledges that during winter months and periods of warmer temperatures, accumulated snow and/or ice may melt, slide, or fall from the roof of the cabin. Guest understands that such snow or ice may land in areas near the basement walkout door, creating a potential hazard.

Guest agrees to use the main kitchen entrance when snow or ice is present on the roof and to avoid using the basement walkout door during these conditions.

Guest acknowledges the need to remain alert when entering or exiting the cabin and understands that snow or ice may fall without warning.

By signing this agreement, Guest assumes all risk associated with snow and ice falling from the roof and releases and holds harmless the Owner from any liability, claims, injuries, or damages resulting from snow or ice shedding from the roof, except where caused by gross negligence or willful misconduct of the Owner.

Hot Tub Rules

At Lakeview Paradise we want all our guests to enjoy the hot tub safely and comfortably. To ensure a great experience for everyone, please adhere to the following rules:

  • Please shower before entering the hot tub to maintain its cleanliness.
  • The hot tub has a maximum occupancy of 7 people at any given time. Please adhere to this limit for safety reasons.
  • For safety reasons, do not bring glassware or any breakable items near or into the hot tub area.
  • Please do NOT bring food or drinks into the hot tub.
  • Children under the age of 18 must be accompanied by an adult while in the hot tub.
  • Avoid diving or jumping into the hot tub to prevent injuries.
  • Keep noise levels at a considerate level, especially during late hours, to respect the comfort of neighbors and other guests.
  • After use, please replace the hot tub cover securely to maintain temperature and safety.
  • Smoking, consuming alcohol excessively, or using the hot tub while under the influence of drugs or intoxicants is strictly prohibited.
  • Our team will maintain the hot tub regularly. If you notice any issues, please inform us immediately.

By using the hot tub at our property, you agree to comply with these rules for the safety and enjoyment of all guests.

Safety and Responsibility Acknowledgment and Assumption of Risk

Elevated Property – Terrain, Fire Pit, Hot Tub & Lake Access

Tenant acknowledges that the property is located on an elevated, steep hillside and includes outdoor features such as a fire pit and steps leading down to the lake, where terrain conditions may drop off and present inherent safety risks. These risks may include, but are not limited to, uneven ground, changes in elevation, limited lighting, and proximity to steep slopes or water.

Tenant agrees to exercise reasonable care and caution at all times while on the property, including but not limited to walking, parking, using outdoor areas, using the fire pit, and accessing the steps and path to the lake. Tenant further agrees to exercise heightened caution while consuming alcohol or any other substance that could impair judgment, balance, or coordination, particularly when near the hillside, fire pit, or lake access areas.

Tenant assumes full responsibility for their own safety and the safety of all occupants, including guests, minors, and pets, and agrees to provide appropriate supervision at all times. Tenant agrees to use the property and its amenities in a responsible manner and voluntarily assumes all risks associated with the property's elevated terrain, hillside, fire pit, and lake access areas.

To the fullest extent permitted by law, Tenant agrees to release and hold harmless the property owner from liability for injuries, accidents, or damages arising from use of the hillside, fire pit, steps to the lake, or related outdoor areas, except where such liability cannot be waived under applicable law.
